Schedule A Viewing

Pistilli’s in-house staff is dedicated to making your apartment search as easy as possible from start to finish. If you are interested in a building and would like to schedule a viewing, please call our office at 718-204-1600. Our staff will be pleased to give you a building tour of available apartments. Pistilli will help you get acquainted with the neighborhood and walk you step-by-step through the application process. 

Income Qualification

Residents are required to have an annual income that is equal to 45 times the amount of the monthly rent. For example, if the rent is $1,500.00 a month, an applicant must document no less than $67,500.00 of income ($1,500.00 x 45). If the apartment has two applicants, the sum of both applicants will be considered.

Co-Signer Requirements

If you are looking to have a guarantor co-sign, they must also apply and have a documented income equal to 80 times the monthly rent. The co-signer must reside in the United States.

Security Deposits

The standard security deposit is one month’s rent. Additional security monies may be required if the management deems it necessary during the application process. Security deposits will earn interest subject to bank regulations. If you fulfill all the terms of your lease, the interest will be refunded minus a 1% administrative fee to which the owner is entitled.

Application Process

An application can be approved and processed within 24 hours provided the applicant has submitted all the required documents. Once an application becomes fully approved, the lease must be signed within 72 hours.

Proper Documentation

The following documentation is required for every applicant to be considered:

  • Completed application form
  • $100.00 application fee in the form of money order or certified check to: Lidia Management Corp.
  • Three (3) complete copies of recent bank statements
  • Copy of photo ID
  • Employment verification letter
  • Three consecutive pay stubs
  • Past year full income tax returns
  • Landlord reference letter

Required Payment At Lease Signing

At the time of your lease signing you will need certified check or bank check. A leasing agent will contact you via e-mail with all the details prior to the signing.
